How to Prepare Your Home or Site Before Flooring Works

Good site preparation helps us complete your floor sanding, polishing, coating, grinding, cork flooring, timber flooring or engineered flooring works safely, efficiently and to the best possible standard.

Before we arrive, please read through the preparation requirements below and make sure the work area is ready. If anything on this page cannot be completed before the start date, please contact Moreton’s as early as possible so we can confirm whether the work can still proceed.

This guide applies to floor sanding, polishing, coatings, grinding, timber flooring, cork flooring, engineered flooring and related flooring works.

Quick Readiness Checklist

Before your booking date, please make sure:

Your quotation has been accepted.

Any required contract documents have been signed and returned.

Any required deposit, product payment or upfront payment has been received in cleared funds.

Emergency contact details have been provided for the duration of the works.

Any access issues, parking restrictions, body corporate requirements, security requirements, temporary power needs, generator use or unusual site conditions have been disclosed to Moreton’s before commencement.

The site is ready, accessible and safe for flooring works to begin.

Site Lock-Up, Lighting and Conditions

For internal flooring works, the site needs to be at a suitable lock-up stage.

Windows and external doors should be installed, operational and able to be opened and closed as required. This allows us to manage controlled ventilation, coating conditions, access and natural lighting.

Please ensure windows and doors have not been taped, covered, sealed shut or restricted in a way that prevents suitable ventilation during the works. Where windows or doors are fitted with locks, keys must be available.

Lighting should be installed and operational in all work areas.

Where practical, toilet facilities should be available on site.

Moisture-producing trades such as plastering, painting, tiling, screeding, rendering, waterproofing and similar wet trades must be complete and sufficiently cured before flooring works commence.

Where required for the flooring product, air conditioning, mechanical ventilation or climate control systems should be installed, commissioned and operational.

Power Requirements

Professional floor sanding and grinding equipment requires suitable power.

If your site does not meet the power requirements below, please contact Moreton’s well before our arrival.

Electrical fit-off should be complete where possible, with live internal GPO power available in or immediately beside the area being worked on.

Two suitable 240V power circuits with 20 amp circuit breakers should be live and available for our use.

Live GPO power should be available on the same level as the floor sanding, grinding, coating or installation works.

The power lead used to operate sanding or grinding machinery must not exceed 20 lineal metres from the live GPO to the machine, measured by the actual lead run required to reach the work area.

Power should not be limited to a site pole, neighbour’s supply, external switchboard, garage, rear of building, lower level, ground floor or another area remote from the works.

Access to the power board or circuit breaker board must be available. Please ensure the location has been advised, access is unobstructed, and any padlock has been removed or a key/code supplied.

Temporary Power and Generators

If a generator is required, please contact Moreton’s before hiring or arranging one.

We need to confirm the required generator size, suitable location, extension lead requirements and power board requirements before the job starts.

Generator leads, temporary power boards, outlets and circuit protection must be suitable, safe, protected and capable of running the required machinery.

Downtime caused by inadequate power supply, nuisance tripping, low voltage, inaccessible switchboards, temporary power problems or failure to meet the required power setup may result in additional costs or a variation.

Access and Parking

Please provide clear driveway access and parking as close as reasonably possible to the work area.

We use heavy machinery, tools, coatings and flooring products, so safe internal access is essential.

Stairs must be installed, safe and unobstructed where applicable.

For units, apartments, commercial sites or body corporate properties, please make sure lift access, lift curtains, parking arrangements, access approvals and body corporate requirements have been arranged before we arrive.

Where required by the builder, body corporate or building rules, fire alarms must be isolated before works commence.

Security cameras, audio recording devices, smart home monitoring systems and surveillance equipment should be disclosed before works commence.

Work Area Handover

The work area must be handed over exclusively to Moreton’s for the duration of the works.

Other trades, contractors, cleaners, removalists, owners and occupants should not enter the work area unless authorised by Moreton’s.

The work area needs to be clear of other trades, stored materials, fixtures, stored goods and obstructions.

This is especially important during sanding, coating, curing, adhesive installation and any preparation works where access, dust control, coating quality or safety could be affected.

Furniture, Electronics and Loose Items

Furniture, rugs, appliances and loose items must be removed from all work areas before we arrive.

Curtains, blinds and window coverings should be removed or adequately protected. Items touching or close to the floor, including shutters, tracks and guides, may need to be removed.

Computers, modems and electronics should be backed up, turned off and disconnected where required.

Open food, liquids and pet bowls should be removed or sealed.

Kitchen cupboards, cabinetry and adjoining areas should be sealed or protected where required.

Adjoining rooms should also be prepared and items covered where necessary. Doors to adjoining rooms may need to be opened briefly to complete work under doors, around edges, corners or to remove trims and floor coverings.

Areas below decks, stairs, floors or coating areas should be cleared or protected where required.

Dust, Fumes and Construction Works

Floor sanding, grinding, removals and flooring installation are construction activities.

Professional dust extraction equipment is used wherever practical, however no sanding, grinding or preparation process is completely dust free.

Coatings, adhesives and related products may create strong fumes or odours.

Customers must prepare and protect surrounding areas, remove food and liquids, and keep children, pets and occupants clear of work areas during sanding, coating, curing and installation.

Pets, Children and Occupants

Pets, children and occupants must be kept clear of the work areas.

Pets should be removed or secured in a suitable location away from noise, machinery, coatings, adhesives and access areas.

Owners, occupants, visitors and site personnel must not enter coating or curing areas unless Moreton’s has confirmed that access is safe and appropriate.

This helps protect the floor finish, the work area and everyone on site.

Delays and Additional Costs

Delays caused by site readiness, power supply, access restrictions, other trades, body corporate requirements, moisture conditions or incomplete building works may result in additional costs, return visits, rescheduling charges or variations.

Rescheduling may not be possible for several weeks and may significantly delay completion of the works.

Delays affect not only your project, but also other clients scheduled after your booking. Please make sure the site is fully prepared before commencement to avoid unnecessary costs, rescheduling and project delays.

Readiness Confirmation

By accepting the quotation, signing any required contract documents, booking works, providing access or allowing works to commence, the Customer confirms that the site has been prepared in accordance with Moreton’s site preparation requirements unless Moreton’s has expressly agreed otherwise in writing.

If Moreton’s attends site and the site is not ready, safe, accessible, suitably powered or otherwise prepared, Moreton’s may delay, suspend or reschedule the works and charge any resulting costs, delays, return visits, downtime or variations in accordance with the quotation and Terms and Conditions.
